Plans Unveiled for 295 More Homes in Gainsborough’s Thonock Park Expansion

Planning Article

TLDR:
New detailed plans have been submitted for the next phase of the Gainsborough Northern Neighbourhood development at Thonock Park, featuring 295 homes of various sizes. Once completed, the multi-stage development could provide up to 2,500 new residences for the growing Lincolnshire town.

Gainsborough Set for Growth: 295-Home Extension Planned as Thonock Park Development Continues

Gainsborough’s rapid transformation is set to continue as developers submit detailed proposals for the next wave of housing in the town’s Northern Neighbourhood, located near Thonock Park Golf Club. This marks a significant step in a wider plan to deliver up to 2,500 new homes in the area, supporting the town’s expansion and meeting Lincolnshire’s housing needs.

Details of the Next Stage

The latest application, submitted by Stonebridge Homes, outlines plans for 295 homes spread over 20 hectares. It follows initial approval granted in 2020 for the broad development concept. The detailed plans specify a diverse mix of properties, including:

  • 24 two-bedroom apartments
  • 93 three-bedroom apartments
  • 97 four-bedroom apartments
  • 81 five-bedroom apartments

Developers state that the building designs and materials will “reflect the local character of Gainsborough” and prioritise energy efficiency, aligning with both community identity and modern sustainability expectations.

Community Response and Infrastructure

Planning documents reveal that 12 formal responses from residents have been received, with most concerns focusing on road safety and the potential impact on local services. However, planning officials note that these issues may fall outside the remit of their direct decision-making powers for this stage.

The long-term vision allocates 129 acres for Gainsborough’s northern neighbourhood, expecting 1,500 homes to be built by 2040. Earlier phases already have outline permission for 750 homes, with Thonock Park highlighted as one of the county’s “sustainable urban extensions.” These extensions are planned to ensure each housing area is equipped with necessary infrastructure and open spaces, such as a large southeastern park featured in artist impressions.

National Housing Push

This expansion fits within wider government ambitions to deliver 1.5 million new homes across the country by 2029—tackling the national housing shortage and supporting local economies.

Next Steps

The planning application is currently open for public comment via West Lindsey District Council’s website, with a formal planning decision expected at a later date. Residents, local stakeholders, and interested parties are encouraged to review the proposals and share their views.

Summary:
Plans for 295 new homes in Gainsborough’s Thonock Park have been submitted as part of a larger development that could eventually see 2,500 properties built. The extension prioritises varied housing, energy efficiency, and open space, while aiming to address Lincolnshire’s growing demand for new homes. The proposal is now under review, with locals invited to give feedback before planners make their decision.
